Ideal Features of a Buy-to-Let Property

For buy-to-let property investors, having tenants is essential—and to have tenants, you must purchase properties that will appeal to renters. This checklist includes features that are likely to appeal to the largest number of potential tenants. Consider making some or all of these points a requirement before you buy.

  • A south- or west-facing building that will allow sunlight in the main living spaces.
  • Garage or off-street parking so that your tenants have a convenient, secure place for their cars—especially important for properties in London.
  • For flats, a roof terrace, external access, or close proximity to parks or other outside spaces for residents who enjoy being outdoors.
  • Clean and open surroundings with wide, well-lit streets and safe, secure access.
  • A toilet separate from the bathroom.
  • Exterior lighting and security features so tenants will feel safe.
  • Potential for capital growth (value appreciation).
  • Light, bright rooms with high ceilings
  • A decent view, preferably of a countryside or greenery.
  • A practical floor plan appropriate for the type of tenant you want to attract.
  • Near good local facilities, including shops, pubs, and transportation.
  • Quick and easy access to transport links, including buses, trams, trains, and roads.

In addition to the above issues, consider establishing your own room size criteria. A good rule is that the main bedroom be at least 10'x10' (100 square feet) and other rooms be proportional.

Keep in mind that it might be difficult for a single property to meet all of these requirements, so you may want to set some priorities and standards—perhaps a list of absolute must-haves and then the nice-to-haves—that guide your investment purchases. Be sure to point out all the positive elements to your prospective tenants.
